What are your opening hours to book an inspection?
The administration office is open from 9am to 4pm Monday to Friday and inspections are available during these hours. We highly recommend that you make a booking prior to your visit by contacting the office on (02) 4953-8182

What is it like to live in an over 55s community?
Elermore Glen is a friendly community environment with a huge range of activities and facilities for an exceptional lifestyle, and is perfectly located with easy access to everything you need.
How much does a villa at Elermore Glen cost?
Villas start from $565,000 and are subject to availability. A deposit of $2,000 is required to secure your villa, which is fully refundable, should you change your mind, right up until the day you sign your lease. There is no stamp duty payable by you when entering the Village. Residents pay a monthly recurrent charge which covers Village operating expenses such as insurance on the villa, land rates, water rates and usage and maintenance. Residents are responsible for their own electricity and gas, contents insurance and telephone. A departure fee, calculated on the final entry payment, is charged when leaving the Village. This is calculated at 5% per year for a maximum of 7 years, taken from the new lease value.
What do people in retirement homes do for fun?
There are many exciting things to do at Elermore Glen including; walking our magnificent 42 acres of gardens, enjoying the indoor heated pool, playing bowls on the bowling green, relaxing in the BBQ area, particiating in our social events, partake in the workshop and games room in 'The Shed', join in our crafts, bingo, games and outings, as well as enjoy local golf courses, the Diggers and RSL clubs and any of the four local shopping centres.
What happens if the community is sold to another organisation?
Your investment is still fully protected by government regulations. Your agreement cannot be terminated without your consent.
Will I have to pay stamp duty?
The purchase of a home at Elermore Glen is exempt from stamp duty.
What age do I need to be to in order to move into a villa at Elermore Glen?
Our lifestyle community is designed for residents who are 55 and over.
